Wates Construction, a leading main contractor with a turnover of £1bn and over 1,800 employees, faced a significant challenge at their Lucent W1 project in Piccadilly, London. This £100m development required precise compliance with stringent BIM (Building Information Modelling) requirements set by the client. 

More specifically, Wates were struggling with gaps in the supply chain capability for modelling, asset information audits and ensuring the project team adhered to all necessary compliance milestones. The project team required regular audits of asset information and continual support to manage supply chain compliance. This issue was compounded by the complexity of managing multiple contractors, key packages and achieving consistency across all digital deliverables.

AJ Digital, as the trusted partner, provided critical services to meet client expectations, in particular, laser scanning and Revit modelling, using advanced Leica RTC360 laser scanners and Revit software to produce highly accurate models for the base build. They also delivered detailed models for key packages such as façades, lifts, doors and internal fit-outs.

Over a 12-month period, AJ Digital also regularly audited models, working closely with Wates, the design team and the supply chain to resolve non-compliance issues. They ensured that all deliverables met the client’s BIM requirements.

To complete the project AJ Digital introduced a PC Checklist via their online platform, collating all requirements into a central tracker. This system was used to track and sign off each item during the handover phase, providing clarity and transparency for both Wates and their client.

Thanks to AJ Digital’s involvement, Wates was able to meet their BIM handover requirements, ensuring that all relevant packages were compliant and embedded with accurate asset information. 

This ensured that the project benefitted from an online PC Checklist which facilitated a smoother handover process, allowing Wates to focus on completing the contract with peace of mind that all information deliverables were available.

Furthermore, AJ Digital’s collaboration provided additional support to the supply chain, ensuring that non-conforming models and asset information were resolved efficiently. In addition, the fast-track overlaying of existing roof coverings with AJ Digital’s methodology saved Wates time and reduced overall project costs.
